Custom residential GCs · Maricopa-first

Residential building
permits through
plan check — so
you're not waiting
on the city.

I'm Christopher Gallego. When it's "Crew's ready and we're still waiting on plan check," I own the chase — AI pre-submission review, filing, corrections, and daily status you can forward. Flat $2,000. AHJ fees separate. You stay GC of record.

Chase the city
so your crew
doesn't wait.

You're not a production builder. You don't have a permit department. Someone still has to answer: who's chasing the city on this one?

"Crew's ready and we're still waiting on plan check."

Idle days cost more than this fee. I chase so your crew stays on tools.

"Comments came back and they've been sitting with the architect."

I own the correction loop — route, resubmit, and keep pressure on plan check.

"I don't have time to live in the portal."

I live there. You get daily status you can forward to the client.

"I've got three starts stacking up and I'm the only one who knows how to talk to the city — and I'm terrible at it."
— The owner-operator I built this for
What's included

One flat fee.
I run the portal.

Custom residential only. I package the set the way this AHJ wants it, chase plan check, and keep one status thread your PM can forward.

01

AI Plan Intelligence

Construction-trained AI reviews your plans pre-submission — flags gaps and inconsistencies before the AHJ does. Not a PE stamp. Not a guaranteed approval.

02

AHJ filing

I file with the authority having jurisdiction and track the submission from day one.

03

Plan-check relay

Comments come back clearly — I translate plan-check noise into action items for you and the design team.

04

Correction chase

I own the correction cycle: follow-ups, resubmittals, and pressure on plan check until it moves.

05

Fee coordination

I coordinate what to pay and when so nothing stalls. AHJ fees separate — paid by you or the owner, not inside my flat fee.

06

Daily status + handoff

Transparent status — no black-hole plan check. When you're clear, I hand off inspection scheduling so the site can keep moving.

How it works

What happens
if you buy.

From checkout to clear-to-build — here's the path. I chase; the city controls the clock.

01

You buy

Checkout, then go to intake at /start. That's where work begins.

02

You send the set

Plans + AHJ + job address. Design contact and where comments sit today help me move faster.

03

I run AI + file

AI Plan Intelligence on intake, then I file the way this AHJ wants it packaged.

04

I chase; you get daily status

Portal state / last action / next / blocker — I send even if nothing moved.

05

Clear to build

Clearance + inspection handoff so the site can keep moving.

I chase; city controls the clock. I can't promise an issue date the AHJ doesn't control — I can promise a named owner on the portal and daily status so you're never guessing.

AI Plan Intelligence

Catch problems
before the city does.

Included. Construction-trained review of the package pre-submission — so you don't burn the first cycle on an incomplete set.

  • Pre-submission, not after the clock starts

I flag gaps and inconsistencies while you still control the fix.

  • Built for construction sheets

Trained on construction plans — sheet logic, schedules, package completeness — then I still own filing and chase.

  • Not a PE stamp / not guaranteed approval

It does not replace your design team, stamps, or the AHJ plan check. It reduces avoidable bounce-backs.

Included
In the $2,000 fee

Plan Intelligence runs on intake for every custom residential job I take. I still file and chase in person.

FAQ

Straight answers
before you buy.

What's included in the $2,000 fee?

AI Plan Intelligence pre-submission, AHJ filing, plan-check relay, correction chase, fee coordination, daily status you can forward, and inspection handoff when you're clear. Flat fee for one custom residential job. AHJ fees separate.

Are AHJ / city fees included?

No. AHJ fees separate — always. I coordinate what to pay and when; you or the owner pay the city directly.

Who is this for?

Custom residential GCs — owner-operators and overloaded PMs who are not a production builder and don't have a permit department. Not homeowners. Not commercial.

How long until the permit issues?

I chase. The city controls the clock. I can't promise an issue date the AHJ doesn't control — I can promise a named owner on the portal and daily status so you're never guessing.

What does the AI review actually do?

Construction-trained pre-submission review to catch gaps and inconsistencies before filing. It is not a PE stamp and not a guaranteed approval. Your design team still stamps; the AHJ still plan-checks.

Do you become GC of record?

No. You stay GC of record. I run filing, chase, and the portal under your job.

What if I'm outside Maricopa / only online portals?

Maricopa-first is where I'm deepest. For out-of-area work I take portal-native AHJs where I can file and chase online — if remote filing & chase won't work, I'll tell you before you buy.

What happens after checkout?

You'll land on /start for intake — send the set, AHJ, job address, and where comments sit today. I start completeness + AI review, then file. You get daily status (portal state / last action / next / blocker — even if nothing moved). Call 623-256-7875 if you need to talk before or after.

Refunds / scope if this isn't the right fit?

If after intake I can't take the job (wrong market, no portal path, or scope isn't custom residential filing & chase), I'll say so and refund before I file. Once I've filed and started chase, the fee is earned for that job. I won't stretch the scope into stamps, design, or GC work.

Who's chasing

Buy filing & chase. I take the portal. You stay GC of record. Flat $2,000 — AHJ fees separate.
